Foundation Repair in Livonia, MI

Livonia is a large western Wayne County suburb, built out in a big wave from the 1950s through the 1970s. The housing is mostly ranches, split-levels and colonials on generous lots, with full basements whose original drain tile, sump pits and waterproofing are now fifty to seventy years old. That's the age where a lot of these systems start to fail — quietly at first, then all at once.

Branches of the Rouge River run through Livonia, and the city sits on the same flat, heavy-clay plain as the rest of the region. The clay drains slowly and holds water against basement walls, so after a hard storm or a fast spring snowmelt the hydrostatic pressure builds fast. Livonia's wide lots and mature trees also mean a lot of downspouts dump roof water right back near the foundation — a common cause of seepage we see here.

If your Livonia basement is damp, your walls are cracking, or your floors have started to slope, call us. We work in Livonia regularly and we'll give you an honest read on what's actually moving.
