What are the signs my basement foundation has a problem?

Stair-step cracks in brick or block, diagonal cracks running from door and window corners, sloping or bouncy floors, doors and windows that stick or won't latch, a leaning chimney or sinking porch, and water, dampness, musty smells or white powder on walls. Any one is worth a look; several together usually mean movement or water pressure.

Is basement waterproofing worth it?

If your basement takes on water even occasionally — or sits on the heavy clay most of Warren sits on, where water has nowhere to go — yes. Waterproofing protects the finished space, the mechanicals, and the foundation walls themselves, because water pressure on a wall is also what bows it inward. Why is my sump pump running nonstop?

Usually one of three things: a high water table and heavy clay holding water against your foundation, a float switch stuck or tangled, or a check valve that's failed so the pump re-pumps the same water. Is a horizontal crack in a basement wall serious?

Yes — a horizontal crack along a mortar joint in a block wall is one of the classic signs the wall is bowing inward from soil pressure. It's different from a thin vertical shrinkage crack, which may be cosmetic. Horizontal cracks, or any crack that's widening, mean it's time to brace or anchor the wall before it gets worse. Is foundation settling normal?

A little, yes — most homes settle slightly in the first years as the soil compacts. What's not normal is ongoing or uneven settling: sloping floors that keep getting worse, stair-step cracks that widen, doors that start sticking years after they were fine. Can a bowing block wall be fixed without rebuilding it?

Often, yes. If the wall is still moving but hasn't gone too far, steel beam bracing, wall anchors, or carbon fiber reinforcement can stop and hold the inward movement without tearing the wall out. Does the crawl space under my ranch need to be encapsulated?

Not every home has one — most Warren ranches have full basements, but some postwar ranches and many additions, sunrooms and porches were built over a crawl space or on a slab.
