Foundation Repair in Bloomfield Hills, MI

Bloomfield Hills is a small, affluent Oakland County city of large homes on rolling, wooded lots dotted with small lakes. It's a different setting from the flat postwar grids of Warren — the terrain here has real slope, and that steeper grading changes how water moves around a foundation, sometimes for better and sometimes for worse.

The hills and lakes mean some homes sit well above the water table while others are down in a draw where runoff collects. The heavy clay is still underneath, and on a sloped lot the soil can push laterally against a downhill basement wall — a common cause of bowing and inward movement we see here. Larger homes also mean larger footprints and more downspouts to manage, and when the grading or drainage isn't keeping up, water finds the foundation.

If your Bloomfield Hills home has a wall that's bowing, a basement that's damp, or cracks that have appeared after a wet season, call us. We understand how slope and water interact here, and we'll give you an honest diagnosis.
